How important is curb appeal?

Entire magazines have been devoted to the creation of curb appeal, which tells you how important it is! And while some properties do get a head start with great bones (just like some of you with killer genetics!) there are five things that every homeowner can – and should – do to make sure their home stops traffic:

1️⃣ Fresh paint in timeless colors

2️⃣ Door upgrades – a new or freshly painted front door adds a very important focal point to a buyer’s first impression.

3️⃣ Tidy landscaping with a balance between plants and hardscaping. In particular I love how a fence and a  front door may  compliment each other and also how they can warm up the color palette of the exterior of your home.

Also…when a yard looks this good in the winter you know it will be glorious in the Spring!

4️⃣ The house numbers are large, period appropriate and readable (which helps EMS and Uber eats find you). Bonus points for the upgraded mailbox and globe pendant light.

Here’s one more important tip you probably won’t read in any of the magazines:

5️⃣ Clean, moss free roofs are not only more visually appealing, they are also going to be a requirement for financed purchases in the near future. Insurance companies are taking a closer look at your roof in the wake of all these wildfires and natural disasters. As a consequence, so are lenders, home inspectors, Realtors…and of course potential Buyers.

If you are thinking about selling and wondering if your roof (or other systems!) will be a red flag for Buyers, I would be more than happy to offer some guidance.
